The practical differences

Financing without US credit history is the question that comes up first. It is solvable: foreign national mortgage programmes exist, and many buyers purchase in cash. But the answer sets your timeline, so settle it before you start looking.

The purchase process itself will feel unfamiliar: title companies, escrow, inspection periods and a closing structure that differs from what you are used to. Rivka will walk you through each step in whichever language is easier.

Community matters here in a way a listing site cannot show you. Emerald Hills has Chabad of Emerald Hills inside it, and Young Israel of Hollywood-Ft. Lauderdale and B’nai Sephardim on Stirling Road along its southern edge, with the kosher markets and restaurants on the same stretch and the Hollywood Community Eruv covering the area. If a walk to a particular shul is a requirement, that narrows the search to certain streets, which is a far better place to start than a price filter.

Time zones and distance are the ordinary friction. Video walkthroughs, honest assessments of what a street is really like, and being told when a property is not worth flying for.

Where are the shuls, the kosher shopping and the schools?

The shuls and the kosher markets are concentrated on Stirling Road, along the southern edge of Emerald Hills. For schools, Ohr HaTorah Yeshiva High School and Sha’arei Bina are in Hollywood itself, Brauser Maimonides and David Posnack are a short drive, and many families bus into Miami-Dade for Toras Emes or Yeshiva Elementary.
