Hollywood Hills sits centrally in the city, spanning parts of the 33021 and 33020 ZIPs, with the Orangebrook golf course on one side and easy reach of both the beach and I-95.

The housing stock is more varied than in Emerald Hills. Mid-century single-family homes dominate, but the range runs from largely original properties to substantial renovations, and the difference between two similar-looking houses can be considerable.

That variety is the point for a lot of buyers: it is one of the areas where it is still possible to buy something that needs work in a well-located part of Hollywood, provided you go in with clear eyes about what the work costs.

Location: being central is the main draw. The beach, downtown Hollywood, I-95 and the airport are all a short drive, which is a materially different daily experience from the western suburbs.

Street-level variation: this is a neighborhood where the specific block matters. Lot sizes, traffic and how much renovation has happened nearby all change within a few streets.

Condition and insurance: as everywhere in South Florida, roof age and construction type drive the insurance number, and on mid-century housing stock that is the figure that decides whether a purchase works.

Is it walkable?

It is a residential neighborhood, so most errands are a short drive rather than a walk, though its central position makes those drives short. Walkability varies by pocket.
