Emerald Hills sits in the 33021 ZIP, west of Interstate 95 and wrapped around the Emerald Hills golf course. It was largely built out from the 1960s onward, which is why the lots are noticeably larger than newer parts of Hollywood and the canopy is genuinely mature.

The housing is mostly single-family and varied: mid-century ranches, later two-storey homes, and a steady stream of full renovations. Two houses on the same street can be a generation apart in condition, which matters more here than the headline price does.

It is also one of South Florida’s established Jewish neighborhoods, with synagogues, an eruv and kosher shopping within the area. For families for whom walking distance to shul is a hard requirement, that narrows the search to specific streets, and that is a conversation worth having before you start looking.

Worth asking before you offer

Commuting: I-95 and the Turnpike are both close, which puts downtown Fort Lauderdale and Aventura within a normal drive and Miami within a longer one. Traffic, not distance, decides the number.

The golf course: the course shapes the layout of the neighborhood, and homes backing onto it trade differently from those that do not. Whether that premium is worth paying depends on the specific lot.

Renovation risk: a 1960s or 1970s house in South Florida means asking hard questions about the roof, the windows and the insurance history. This is the single biggest source of unpleasant surprises here, and it is entirely avoidable with the right inspection.

Is Emerald Hills a gated community?

Emerald Hills is an established neighborhood rather than a single gated development, though it contains gated pockets and smaller communities within it. Which streets those are, and what each one’s rules and fees look like, is worth checking property by property. Ask Rivka about a specific address.

What do homes in Emerald Hills cost?

The range is wide, because condition varies enormously between an original 1970s house and a full renovation on the same street. Rather than quote a figure that dates quickly, Rivka will send you what has actually closed nearby in the last few months.

Is there an HOA?

It depends on the street. Parts of Emerald Hills have a homeowners association and parts do not, and the sub-communities within it have their own arrangements. Always confirm for the specific property before making an offer.

What about flood zones and insurance?

Flood zone designation is set property by property and changes with FEMA map revisions, so it should be checked for the exact address rather than assumed for the neighborhood. Insurance cost in South Florida is driven heavily by roof age and construction, and it belongs in your budget from the first conversation, not after an offer is accepted.

Is it walkable to shul?

For much of the neighborhood, yes, and it is the main reason families choose it. Chabad of Emerald Hills is inside the neighborhood on N Park Road, and Young Israel of Hollywood-Ft. Lauderdale and B’nai Sephardim sit on Stirling Road along the southern edge. Emerald Hills runs from Stirling Road up to Sheridan Street, so the walk from the north end is a different question from the walk from the south. Which Jewish day schools do families here use?

Two are in Hollywood itself: Ohr HaTorah Yeshiva High School for boys and Sha’arei Bina for girls. Brauser Maimonides and Landow Jewish Academy in Fort Lauderdale and David Posnack in Davie are the nearest of the rest, and a good number of families bus into Miami-Dade for Toras Emes or Yeshiva Elementary. The school decides your morning, so settle it before you settle on a street.

Where is the kosher shopping?

Stirling Road, along the southern edge of the neighborhood. KC Market at 5650 Stirling Road is the full grocery run and The Grove at 2889 Stirling Road is the second, with the restaurants and bakeries on the same stretch.
