What is genuinely different
Insurance. This is the big one. In South Florida, homeowners insurance is driven heavily by roof age and construction type, and it is a materially larger line in your budget than it was up north. Get a quote on a specific property before you fall in love with it, not after.
Hurricane season runs June through November, and it shapes practical things: impact windows, shutters, generators, and what your insurer expects of you. None of it is a reason to stay away. All of it belongs in the budget.
Space per dollar. The trade you are making is usually more house and a lot more outdoor space for a less dense, more car-dependent daily life. Whether that is a good trade is personal, and worth being honest with yourself about early.
Taxes. Florida has no state income tax, which is often what starts the conversation. Property tax works differently from New York, and the homestead exemption rules are worth understanding before you buy. Talk to an accountant about your own situation. Do I need to fly down to look?
Not for the first pass. Most buyers start with video walkthroughs and honest street-level assessments, then fly in for a shortlist. Being told a property is not worth the trip saves more than it costs.
How does Hollywood compare to Boca or Aventura?
Hollywood generally offers more space for the money than Aventura, and it feels older and less planned than parts of Boca. Which suits you depends on your commute, your community and how much house you want. That is a conversation, not a comparison table.
Is there a Jewish community?
Yes, a large and long-settled one, particularly around Emerald Hills, with synagogues, an eruv and kosher shopping. If walking distance to a specific shul matters, say so early. It narrows the search to particular streets.
